BACnet vs Modbus vs MQTT: Stop Comparing. Start Integrating.
In BMS projects, one question comes up again and again:
“Should we use BACnet, Modbus or MQTT?”
The better question is:
“Where should each protocol be used?”
Because in a practical building automation architecture, BACnet, Modbus and MQTT are not necessarily competitors. They can work together.
What Does Each Protocol Do?
| Protocol | Best suited for | Typical BMS use |
| BACnet | Building automation | DDCs, AHUs, chillers, VAVs, BMS communication |
| Modbus | Equipment & device integration | Energy meters, VFDs, UPS, chillers, generators |
| MQTT | IoT & cloud connectivity | Cloud platforms, analytics, dashboards, remote monitoring |
A Typical Architecture
A practical BMS could look like:
-
HVAC Equipment → BACnet → DDC/BMS
-
Energy Meters & VFDs → Modbus → DDC/Gateway
-
BMS/IoT Gateway → MQTT → Cloud Platform
Each protocol has a role. The objective isn’t to force every device onto one protocol. It’s to use the right protocol at the right layer.
Where BMS Projects Usually Go Wrong
The problem is often not the protocol itself. It’s poor integration planning.
Common issues include:
-
Selecting a protocol without considering the equipment’s native interface
-
Incomplete Modbus register maps
-
Unnecessary protocol conversion
-
Using cloud connectivity for functions that should remain locally controlled
-
Choosing DDC controllers with limited integration flexibility
-
Discovering compatibility issues during commissioning
These issues can lead to additional engineering, longer commissioning, and expensive technical rework.
What Should Engineers Consider?
Before selecting a protocol, ask:
-
What equipment are we integrating? (AHU, chiller, VFD, meter, sensor or IoT device?)
-
What does the equipment natively support? (BACnet, Modbus, MQTT or a proprietary protocol?)
-
Is the requirement control or monitoring?
-
Where does the data need to go? (DDC, BMS, SCADA, cloud or enterprise application?)
-
What happens if the network or cloud connection is unavailable?
These questions lead to a much better architecture than simply asking which protocol is “best.”
The Bottom Line
-
BACnet for building automation.
-
Modbus for equipment integration.
-
MQTT for IoT and cloud connectivity.
The best BMS architecture doesn’t necessarily choose one protocol. It uses the right protocol for the right job. That’s what makes a BMS easier to integrate, commission, operate, and scale.
